LINK PROPERTY SERVICES is a company specialising in the installation, servicing and repairs of heating systems and boilers. Though We are able to fit any make of boiler experience and has shown that Baxi, Vaillant and Worcester, have outstanding reliability along with superb back up from the manufacturers should there be any issues after installation and all our installations come with a MANUFACTURERS warranty. Each manufacturer has different warranties with different boiler models and requirements, but I am happy to discuss various options. I don't just install and then run, I am more than happy to deal with any problems that arise and if a manufactures engineer call out is required, I will log the call and arrange directly.

PLEASE NOTE THAT WE ARE ABLE TO OFFER A FITTING SERVICE THROUGHOUT THE NORTHWEST AND WEST YORKSHIRE AREA.

Baxi 830 Combi Boiler

An example of what we offer is the supply and fit of a Baxi 830 combi boiler.

We can remove an existing combi boiler and replace in the same vicinity using existing supplies. We can supply and fit thermostatic radiator valves to all required radiators at an additional cost, which would include the price for fitting.

The boiler will be controlled by a digital wireless programmable room thermostat which combined with thermostatic radiator valves will comply with both energy efficiency and building regulations. Your heating system will be drained and flushed through with a chemical cleaner before being filled with clean water and an inhibitor chemical added.

There a several options should your system require a power flush and I would be more than happy to advise you should you need any help, you can call Chris on 07879 630630.

I am often asked to advise on Magnaclean® filters and Condensate Bypass Valves.

We are able to fit a Magnaclean® filter into the system should you wish to have one and would require a survey to help provide the best price and most accurate price, this would include fitting,  For more information on Magnaclean® please see the link at the top of this page.

Although the Baxi 830 model does has this filter as part of the kit and is fitted during the installation as standard. Different makes of boilers will vary as to whether the filter is included or not but having a filter fitted is not required as standard to comply with building regs. Not fitting a filter also reduces manufactures warranty periods.

A condensate Bypass Valve is a mechanical switch-over device which is fitted in the condensate pipe work and indicates if the condensate pipe is frozen and therefore restricting the flow of condensate discharge which will eventually result in a boiler lock out or shut down. The valve allows you to manually divert the flow through a secondary pipe into a temporary container.

Frozen condensate pipes are one of the most common, modern boiler problems that I am called out to deal with through the winter period irrelevant of the make or model of boiler, this problem can affect any condensing boiler. The unit can be supplied and fitted providing there is available access. A survey would be required to provide our best possible price for the job.

On completion of the job the work will be notified by us to Gas Safe and to your Local Authority Building Control who will issue a BUILDING REGS CERTIFICATE. This certificate is essential if you intend to sell your property. Your existing boiler and any packaging will be removed and your home will look exactly how it did before we arrived except for a new boiler.

My company is LINK PROPERTY SERVICES

Gas Safe Registration 301901

The installation should not normally take longer than a day and includes any remedial work although any additional work that maybe required is chargeable, but nothing will be done without discussing with the customer first.

An example would be that the gas supply pipe is 15mm and is required to be run in 22mm copper direct from the gas meter. Please feel free to contact Chris on 07879 630630 if you have any concerns and I will be more than happy to advise you on the best course of action, however the higher capacity boilers may require a larger diameter pipe than 22mm depending on the length of run, diameter and fittings required, as each one of these will restrict the volume of gas between the gas meter and the appliance and the bigger the boiler the greater the amount of gas required to run at full capacity.

It is also a common request that we are asked to give a price for fitting a combi boiler in a property that currently has a conventional heating system consisting of a boiler, cylinder and cisterns. In these circumstances, we would need to view the house, due to there being a lot of variables to take into consideration, such as re-locating the boiler, gas pipe sizing, cylinder and cistern removal, pump and valve removal and reconnecting all necessary pipe work.

For a price of your job then we would require to come and do a survey to make sure we provide the best possible price, plus giving you all the control and benefits as described in the information above.

But please feel free to contact me if you need further information. On completion, the boiler will be fully demonstrated to you, and we will show you how to use the timer, reset the boiler and adjust your hot water and central heating temperature?s along with any other controls.

The boiler warranty along with the extended warranty will be completed and posted for you, and a receipt will be issued for the work carried out.

All documentation will be left with the customer in a plastic wallet will labels showing the service due dates and more importantly I will contact customers individually on an annual basis to organise getting the service done which is a manufactures requirement to maintain the warranty.
